How does a client, developer or owner and their design team adapt a Future Homes exemplar design to suit their own unique site, brief and development settings? And how does the application process work? Join DTP and OVGA in a panel discussion with the applicant and architect of the first Future Homes development to gain a planning permit through the program, which will explore how the adaptation and application process unfolded, and how the project has been realised.

Stefan Preuss, Associate Government Architect, OVGA
Stefan is the Associate Victorian Government Architect and a passionate expert and advocate for sustainability in the built environment. Since 2016 he has been co-leading the Office of the Victorian Government Architect, which provides practical and strategic advice to the government, particularly on State significant projects and development applications. Prior to his current role Stefan was Sustainability Victoria’s Director of Resource Efficiency and led award winning architectural projects in practice across Australia and Europe. Stefan’s core belief is that good and sustainable design is key to meeting the environmental challenges we face and crucial to providing nurturing environments for us and future generations.
Meron Tierney, Strategic Project Manager, Beyond Housing
Meron is an accomplished architect and project manager with over 17 years of experience in both the private and public sectors. She brings a deep understanding of design and delivery processes to discussions on housing solutions. At Beyond Housing, she is committed to advancing equitable and accessible housing initiatives through the planning and implementation of social housing projects. With a strong emphasis on innovation and collaboration, Meron strives to tackle challenges in housing supply, combat homelessness, and deliver sustainable, affordable housing.
Marco Cubillos, Design Director, Includesign
Marco is a registered architect, urban designer, and co-founding director of Includesign. Over the past five years, he has co-led the studio in demonstrating how thoughtful design shapes the relationship between social, built, and natural environments. With over 17 years of experience across private and public sectors, Marco’s expertise spans multi-residential developments, boutique housing, adaptive reuse, senior living, education, master planning, and urban regeneration projects. His ability to work across scales and typologies has shaped his adaptable design approach and collaborative mindset.
Amy Mak, Manager, Future Homes, DTP
Amy leads the Future Homes team at the Department of Transport and Planning (DTP) and has done so since the commencement of the program in 2019. She has over 20 years' experience in statutory and strategic planning, and project management has held various positions in both the public and private sector. Prior to joining DTP, Amy was part of the team at the Homes Victoria responsible for the transaction and delivery of the Public Housing Renewal Program. Amy is passionate about facilitating great built form outcomes through innovative planning and design-led solutions.
Matthew Borg, Principal Adviser, Architecture and Urban Design, OVGA
Matthew Borg is a Principal Adviser in architecture and urban design at the Office of the Victorian Government Architect. He provides advice and leadership, to advocate for good design outcomes in public and private projects. Part of the Future Homes team since 2019, Matthew brings over twenty-five years’ experience in residential architecture practice and teaching. He is passionate about inclusivity and the creation of sustainable built environments that improve communities and experiences.
