This panel discussion explores how hybrid work and changing visitation patterns are reshaping expectations of both workplaces and city centres. As daily attendance becomes a matter of choice, hospitality is emerging as a critical design and business tool — attracting people back to buildings, supporting workplace culture and contributing to the life of the public realm.

Bringing together leaders from the property, hospitality and design sectors – including ST Real Estate, the owner and custodian of Invicta House (226 Flinders Lane), alongside some of the key designers involved in the property’s redevelopment – this conversation will examine how hospitality-led ground floors can activate buildings, reposition heritage assets and shape more vibrant and resilient CBD precincts.

Adèle Winteridge, Director - Foolscap
Adèle Winteridge is the founder and design director of multi-disciplinary design practice Foolscap – a studio that has been widely acknowledged and awarded for its endeavours to contribute to urban communities’ identities and liveability, working across the commercial, hospitality, residential and public realms. Keenly strategy-driven, Adèle and her diversely talented team continually question the boundaries of what design can do for people, places and communities. Where solutions do not currently exist, her mandate is to test, provoke and creatively innovate.

Giovanni Susta, Director - ST Real Estate
Giovanni oversees ST Real Estate’s operations in Australia, leading on business development, digital transformation and innovation initiatives. With extensive experience in facilities and property management, Giovanni brings a global perspective to the repositioning of commercial assets. As the asset owner of Invicta House, ST Real Estate is committed to investing in Melbourne’s heritage, having collaborated with Plus Studio to redevelop it into a mixed-use property fit for the City’s contemporary needs.

Janine Kariyawasam, Head of Design - AIR Design Studio
Janine is Head of Design at Air Design Studio, a practice specialising in hospitality and retail environments across Melbourne and internationally. With over a decade of experience spanning Melbourne, London and New York, she focuses on how hospitality can be used to activate spaces and influence how people engage with the built environment. At Air, Janine has led the design of a range of restaurants, hotels and precincts, including Ministry of Crab and II II VI at Invicta House, where hospitality plays a central role in drawing people into the workplace. Her work sits at the intersection of brand, strategy and design, with a clear view that hospitality is now a key driver in how buildings attract and retain people.

Ian Briggs, Director - Plus Studio
Ian is a design leader with a distinct creative eye, bringing bold ideas to life and shaping spaces that connect culturally, socially, and spatially. As director, Ian has shaped some of Plus Studio's most awarded and recognisable projects, including leading the design of the redevelopment of Invicta House – demonstrating the critical role of architects in retaining and repositioning the City's built heritage. Ian's work is driven by the belief that architecture should be tactile, environmentally responsive, and deeply attuned to its surroundings. Ian has a talent for transforming ideas into impactful design outcomes, Ian has played a key role in shaping urban precincts across Australasia.

Genevieve Brannigan, Director - Communications Collective (Moderator)
Genevieve is the Founder and Director of Communications Collective, a full-service agency working across property, architecture, design and the arts. With over 15 years’ experience, she specialises in shaping narratives that position projects and places within broader cultural and commercial conversations. Her work focuses on translating ideas into strategic communications that drive engagement and relevance. Through her cross-sector experience, Genevieve brings a strong understanding of the evolving relationship between design, hospitality and the workplace.
